What Essex ground does to a driveway
Most of the county sits on clay. Clay moves - it shrinks in a dry summer and swells again in winter - and that movement is what breaks up driveways. The surface gets the blame, but the failure is almost always underneath it.
A base built for movement
On clay we build a deeper permeable sub-base than a sandy site would need, properly compacted in layers. It costs more and it is the part nobody sees, which is exactly why it is the part to get right.
Drainage that goes somewhere
Clay does not soak water away, so a permeable surface over an impermeable subsoil still needs somewhere for the water to go. That means falls, and sometimes a soakaway or a channel drain. We work this out at survey.
Edges that hold
Resin bound needs restraint at its edges or it will spread and fray over the years. On the narrow period frontages common across north Essex, the edge detail is a large part of the job.
Planning permission: usually not needed
Since October 2008, laying more than five square metres of impermeable surface in a front garden in England has needed planning permission unless the water drains to a permeable area. This is the rule that made loose gravel and block paving awkward, and it is the reason resin bound surfacing became popular.
A resin bound surface laid on a permeable base is porous, so it falls under permitted development and needs no application. The exceptions are listed buildings and conservation areas subject to an Article 4 direction - Essex has several, particularly around Dunmow, Saffron Walden and the older parts of Colchester.

Do I need planning permission for a resin driveway in Essex?
In almost all cases, no. Since October 2008, laying more than five square metres of an impermeable surface in a front garden in England needs planning permission unless the water drains to a permeable area. Resin bound surfacing laid on a permeable base is porous, so it falls within permitted development and does not need an application. The exceptions are the ones you would expect: a listed building, or a property in a conservation area where an Article 4 direction is in force. Several Essex districts have those, so we check before quoting rather than after.
How much does a resin driveway cost in Essex?
A resin bound overlay starts at £75 per square metre and a full dig-out with a new sub-base starts at £165 per square metre. Which one your driveway needs is a question about the existing base, not about budget: if what is already there is sound and well drained, an overlay is the right answer and costs roughly half. Site access, the amount of spoil to remove and any drainage work move the final figure, which is why the quote is itemised.
Does Essex clay soil cause problems for resin driveways?
It is the single thing worth getting right here. Much of Essex sits on London Clay or boulder clay, which shrinks in summer and swells in winter. That movement is what cracks a poorly built driveway, and it is why the sub-base matters more than the surface. On clay we build a deeper permeable base and pay attention to edge restraint, so the surface has something stable to sit on. A resin bound surface laid straight onto an inadequate base will fail whatever the resin costs.

How long does a resin driveway take to install?
Two to five working days for most driveways. An overlay on a sound base can be done in a day or two; a full excavation needs time for the sub-base to be laid and compacted before the resin goes down. Resin bound surfacing is walkable within a few hours of laying and takes vehicle traffic after about 24 to 48 hours depending on temperature.
